What is a Pre-Construction Process?
Building or renovating your home could be one of the biggest investments you will every make and the best way we can support you to have a successful outcome is by our Pre-Construction Process. We see too often where clients engage a Building Designer to draw up plans to build or renovate their home only to find after they have spent considerable time, energy and money that the design they have fallen in love with is unobtainable due to the cost to build.

Often these projects simply do not proceed or they need considerable rework at further investment of your time and at more cost.  The most successful projects occur when there is collaboration between the Builder, the Client and the Designer during the design phase to ensure the project is designed to meet the clients brief and allocated project spend.

The PAC Process (Paid as Consultant) is a standalone paid service where the Builder provides a professional service as a consultant during the pre-construction phase that provides you with the correct support structure to ensure your completed project meets your expectations and allocated project spend.  We work in collaboration with the client and the designer as a team to ensure the successful completion of the project.

Why we need to know what your Project Budget is?
The cost of construction has changed significantly over the past few years and often potential clients underestimate the budget required to deliver their “dream home”.  Not every builder builds to the same standard and build prices can vary quite a lot depending on the location, the site, the project type and the level of finishes and fixtures required.  We ask for your anticipated Project spend so we can provide feedback on if your dreams and budget align, it also helps us to determine quickly if your project aligns with our business.  
How to avoid additional costs throughout the project?

By having all selections complete and not asking for variations once construction has commenced.  Some variations cause delays in the construction schedule which blow out timelines and add additional cost.  When we work together in the Pre-Construction Phase all of our costing and timelines are based on planned works.  We develop a construction schedule based on this information to streamline the flow of materials and trades.  When a variation is requested that causes delays in the workflow of the trades following, there is no guarantee we can get them back in the timeline we want as quality trades have full schedules.
